Over 94,000 <br />people reside within three (3) miles, 307,212 within five (5) miles, and 1,084,040 within <br />ten (10) miles. A further assessment of area demographics reveals 33% of all residences <br />within three (3) miles are multi -family dwellings. The percentage of residences in this <br />category within five (5) miles is 43%, and 36% in the ten (10) mile radius. These figures <br />suggest strong potential area residence demand, when one considers square footage <br />limitations generally encountered in multi -family dwellings.
