The property in question is a 0.752 acre parcel, without road <br />easements), and is currently occupied by a gas station and <br />two single family homes. The land was zoned B-4 as a part of <br />the overall rezoning for this area of the City relating to <br />the tax increment d.strict. <br />The applicants propose to build a new Burger King restaurant <br />on the site, removing all the existing structures. The site <br />is a relatively difficult one inasmuch as there is an <br />overhead power line easement over approximately two -fifths of <br />the site along the southerly portion of the site. <br />2. The staff has worked closely with the Burger King people to <br />evolve a workable site plan for efficient use of the land. <br />Copies of the proposed site plan, building plans, landscape <br />plan, and signage are attached for your review. Also <br />attached is a statement from the applicants describing the <br />proposed development. <br />3. It would appear that the development as proposed will <br />cons4�'erably enhance the appearance and function of the <br />.site, .and have a positive impact on development potential of <br />surrounding property. The building design will include the <br />currently popular "greenhouse" structure oriented to the <br />east. We suggest this is an attractive feature that is <br />currently being added to the many existing Burger King and <br />other type of restaurants around the country. The <br />drive -through facility will also include a bypass system, <br />allowing for a more efficient flow of traffic utilizing the <br />drive -through facility. <br />4. The staff does have some concerns regarding the potential <br />traffic stacking up south -bound on Cleveland entering the <br />property on the east side. In the event this occurs, we <br />
