PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
LOCATION:
ACTION REQUESTED:
PLANNING CONSIDERATIONS:
5 June 1985
1597-85
Burger King Corporation
Southwest Corner of County
Road C and Cleveland Avenue
Rezoning from B-4 to B3
Special Use Permit for
Drive -In Facility
Variance to Setback
Requirements from the Public
Right -of -Way
1. The property in question is a 0.752 acre parcel, without road
easements), and is currently occupied by a gas station and
two single family homes. The land was zoned B-4 as a part of
the overall rezoning for this area of the City relating to
the tax increment d.strict.
The applicants propose to build a new Burger King restaurant
on the site, removing all the existing structures. It would appear that the development as proposed will
cons4'erably enhance the appearance and function of the
.site, .and have a positive impact on development potential of
surrounding property. The building design will include the
currently popular "greenhouse" structure oriented to the
east. We suggest this is an attractive feature that is
currently being added to the many existing Burger King and
other type of restaurants around the country. The
drive -through facility will also include a bypass system,
allowing for a more efficient flow of traffic utilizing the
drive -through facility.
4. The staff does have some concerns regarding the potential
traffic stacking up south -bound on Cleveland entering the
property on the east side. In the event this occurs, we
