Utilities. <br />APPL'ICANT'S INTEREST IN THE PROPERTY AND <br />PROPOSED CENTRE POINTE DEVELOPMENT <br />Woodbridge Properties has contracted to purchase the majority of the <br />56 acre Property which is proposed for the Centre Pointe Development. <br />Woodbridge is continuing to negotiate with the property owners who <br />control the remainder of the Property on which the proposed Planned <br />Development will be located. <br />EXISTING CHARACTERISTICS OF THE PROPERTY <br />The Property on which the Centre Pointe Development is proposed to be <br />located consists of 56.4 acres generally located west of Interstate <br />35W,.south of County Road D, east of Cleveland Avenue, north of an <br />existing pond owned,by the Minnesota Department of Transportation, and <br />north of the Interstate 35W northbound ramps. A boundary, location, <br />and topographic survey submitted with the Application indicates <br />existing topographic features of the Property and identifies existing <br />mature oak and maple trees on the site. Significant existing <br />vegetation is found in the northern one-half of the Property along <br />Cleveland Avenue and in the interior of the site. <br />
