Most of the deliveries will be made by small <br />panel vehicles or Ryder trucks during business hours. Some semitruck <br />deliveries are also anticipated. <br />The Centre Pointe Development will be built in phases over about a <br />five to six year period. The first phase, which is anticipated to <br />commence construction in spring 1986, will consist of the three-story <br />80,000 square foot office building on the north of the Property as <br />well as one to two garden office/service facilities. The first phase <br />of construction will also include site preparation, construction of <br />the entire internal public roadway, and installation of berming and <br />perimeter landscaping around the entire Property. <br />The overall proposed floor area ratio is .26. Site coverage is 18 <br />percent. <br />2. Effect of the Proposed Development on the Visual Environment <br />The visual environment has been carefully considered in formulation of <br />development plans for the Property. Outside storage will be <br />prohibited and loading areas will be screened. As shown on the <br />submitted conceptual landscape plan, approximately 31 existing mature <br />oak and maple trees will be preserved. This is consistent with <br />provisions in the City Zoning Code which allow reduction of parking <br />spaces in return for, preservation of existing mature trees. Many of <br />the existing trees to be preserved are located along the easterly <br />border of the property facing Cleveland Avenue and the residential <br />areas further to the east. The applicant's landscape architect is in <br />the process of preparing a detailed landscaping plan showing type, <br />size, and location of species along the northern portion of the site <br />north of Brenner Avenue and adjacent to Cleveland Avenue. These plans <br />will be submitted to the City on Monday, November 25, 1985. They will <br />include a berm approximately three feet high and new plantings to <br />screen the parking from the view of adjacent residences. The proposed <br />plans currently provide a 200 foot setback from the easterly property <br />line to the three-story office building and a 50 Foot setback to the <br />parking area. Cross -sections from residences to the east have also <br />been submitted in support of the Application. <br />Other amenities will also be provided on the Property including a six <br />foot wide public jogging path along Cleveland Avenue. The jogging <br />path will ring the entire perimeter of the Property. <br />. 3. vehicular Access, Circulation, and Parking <br />The proposed Centre Pointe Development will have direct access to <br />Cleveland Avenue at four driveways in the locations shown on the <br />
