Structured and surface <br />parking for the <br />development complies with City ordinance requirements for the B-4 <br />district and the type of uses proposed. A total of 3,430 spaces will <br />be provided on the Property at full development. <br />Benshoof & Associates, Inc., performed a detailed traffic analysis of <br />the proposed Centre Pointe Development (the Traffic Analysis). The <br />Traffic Analysis was submitted to the City as <br />part <br />The conclusions of the Traffic Analysis, which have obeenesharedcwith. <br />neighbors at a neighborhood meeting on November 12, 1985, and with <br />City staff, are that the local and regional roadway system can <br />effectively accommodate the type and intensityof uses p <br />rposed <br />the Centre Pointe Development. The following are major findingsfor from <br />the Traffic Analysis: <br />1. Traffic on Cleveland Avenue is expected to continue to operate <br />effectively after completion of the proposed Centre Pointe <br />Development. <br />2. A public roadway parallel to Cleveland Avenue extending throughout <br />most of the Property is proposed for the majority of the internal <br />circulation system. Benshoof & Associates, Inc., has indicated <br />that this feature has three distinct advantages in that trips from <br />one building on the site to another will not have to use Cleveland <br />Avenue, motorists have a choice regarding ingress and egress <br />Points, and the roadway design effectively integrates the entire <br />development. <br />3. The existing two-lane striping on Cleveland Avenue between County <br />Road D and north of County Road C-2 will need to be revised in <br />order to safely accommodate left turns into the Property. The <br />Traffic Analysis indicates that two alternatives are available <br />within the existing right-of-way: a three -lane striping on <br />Cleveland Avenue between County Road D and the intersection with <br />the I-35W ramps and a four -lane striping. <br />4. Traffic surveys conducted on the Property in September 1985 <br />indicate that existing traffic on Brenner Avenue incurs minimal <br />delays in turning onto Cleveland Avenue and that the projected <br />Post -development volume on Cleveland Avenue is similar to that <br />which is presently experienced on several other roadways in the <br />City and other communities with adjacent residential land use. In <br />addition, all but four homes on the east side of Cleveland Avenue <br />presently have driveway turnarounds so that they can drive forward <br />to enter Cleveland Avenue. A site visit by the traffic consultant <br />indicates that the remaining four homeowners have enough room to <br />provide such turnarounds. <br />
