CLOUD, MINNESOTA 56302 • TEL. 612/252.6262 <br />CONCORDIA ACADEMY <br />Development Scenario <br />The Concordia Academy site currently consists of 28 acres of land and a <br />449000 square foot school building. Brutger Companies, Inc. is proposing to <br />develop 18 acres of the site into housing and the balance of the property and <br />the school building will be purchased by the City to be used by the Park and <br />Recreation Department as a Community Center. <br />f' <br />The housing component consists of 21 single family lots in the northeasterly <br />portion of the site, 30 medium density residential rental units in three ten <br />unit buildings in the northwest corner of the site, and 246 Units in three <br />story buildings of 106 units, 64 units and 76 units, all with underground <br />parking located along Highway 36 on the south portion of the site. <br />The 21 single family lots are placed on the site to buffer the existing <br />single family homes east of the site from the higher density housing to the <br />south and west. <br />The proposed detached housing will be developed by Brutger Companies using a <br />unique lot design and housing concept called zero lot line housing.. Under <br />this concept the house is placed on the lot line, with the open space <br />concentrated on one side only. The proposed lots will be angled to provide a <br />view of the side as well as the front of the home. Garage entrances will be <br />located either on the front or side of the house to provide variety. In <br />. <br />addition, with Brutger Companies controlling the development, a variety of <br />exterior elevations for each home style will be provided and placed various <br />lots to eliminate the appearance of a repetitive row house. <br />This development will be placed under an association for maintenance of the <br />homeowners front yards with the rear yard being developed and maintained <br />either by the homeowner or the association. A cedar privacy fence will <br />surround the entire rear yard providing the homeowner with complete privacy. <br />The homes will be primarily single level of 1,500 to 1,700 square feet . with <br />two or three bedrooms on the main floor. The exterior materials will be <br />brick and cedar with a textured shingled roof. Sale prices are expected to <br />be $120,000-$130,000. <br />As can be noted from the plan, the roadway servicing the single family homes <br />terminates in a cul-de-sac rather than connecting to Lowell Avenue, <br />minimizing the traffic impact to the single family residences to the east. <br />The ten unit cluster home buildings are one and two story structures. These <br />are the transition units between the proposed single family and the community <br />center to the west. The rental homes will also be a combination of brick and <br />cedar with garages being attached to the units. <br />
