July 7, 1988 <br />City of Roseville <br />City Council/Planning Commission <br />2660 Civic Center Drive <br />- Roseville, MN 55113 <br />Dear Sir or.Madam, <br />I am writing in reference to the proposed development of the <br />property now owned by Concordia Academy on Dale Street and <br />County Road B2. <br />While I am aware that there may be benefits to the city in <br />this development proposal, I believe that the residents in <br />the area will not see gains onthhealthsandtsafety•or in <br />property value, not to mend <br />I have many concerns: <br />r <br />1. The lack of evidence indicating need for high density housing <br />2. Traffic congestion on already very, busy streets not designed <br />for high density housing <br />3. Safety as a result of added traffic next to an elementary <br />school and fire station <br />4. Opening Lovell Avenue cul de -sac into a through street <br />5. The affect it will have on storm sewers, sanitary sewers <br />and water pressure <br />6. That single family dwellings are to be built on 58 foot lots <br />in violation of a city ordinace requiring 85 foot lots <br />I believe it would be most prudent of the city to thoroughly <br />investigate the impact this development <br />awound ld <br />have <br />teronbthescity, <br />as well as the neighborhood,o <br />As my elected representative, <br />I would sincerely appreciate your <br />thoughtful consideration in this matter. <br />Respectfully, <br />Ner <br />02 �� <br />
