Concordia School Site Meeting Notes Page 3 <br />Rhody stated the $3.6 million land cost is driving the density <br />and if Concordia cannot get that price, then Concordia will stay <br />on that particular site. <br />Johnson pointed out there is existing Council policy in place <br />which encourages development of multifamily housing. She also <br />added that the Concordia site is a special, unique site which may <br />not lend itself to multifamily housing. <br />Johnson stated that good quality landscaping, as was done at <br />Centre Pointe Business Park, would be important for the redevelop- <br />ment of this site. <br />Rhody agreed that it was a unique site, and the potential existed <br />to tie this site into the Central Park development. <br />Johnson inquired about potential reuse of the site as a another <br />school or a college. <br />An unidentified resident stated a college would not be a good use <br />on the site. <br />Reiter pointed out that Corpus Christi Church may be looking for <br />a new site. <br />Maschka questioned placing large homes on small lots. <br />Rhody stated the neighborhood is willing to work with a developer, <br />but the neighborhood needs to be protected. <br />An unidentified resident stated it is not realistic to develop <br />the site as one hundred percent single family but, in his opinion, <br />town homes or cluster homes towards Dale and Highway 36 would be <br />reasonable to provide a buffer to single family homes farther to <br />the east. <br />Maschka stated single story, zero lot line type housing would be <br />OK on the site. <br />Rhody stated the neighborhood wants something "nice" to be, <br />developed on the site, and they are willing to look at alterna- <br />tives. <br />Johnson stated she would like to see some special housing develop- <br />ment on the site rather than apartments. <br />Maschka asked if zero lot lines would be a component of housing <br />as an alternative for Roseville residents. <br />Kehr stated a development such as Art Mueller's, on County Road B, <br />would be a good use of the site and that it may go slow, but it <br />would go. <br />An unidentified resident said the various parties need to continue <br />to talk and look at various alternatives for the site. <br />
