Exhibit #10 <br />Continued........ <br />The three story buildings have been placed on the southern portion of the <br />site as a buffer to the traffic on Highway 36. A Vietnamese church to the <br />east should be minimally affected with a minimum of 50 feet from the church <br />to the larger apartment building. To the west of the apartments is another r: <br />church, whose distance from the apartments is great enough to make the impact <br />of the apartments negligible. <br />The three story 'buildings will feature decks, bay windows, underground <br />parking, brick and cedar exterior and an outdoor pool. Other amenities <br />include a whirlpool, sauna, community room, exercise rooms and large, } <br />spacious units. Rents will begin at $600 for one bedroom apartments, $700 <br />for two bedroom apartments and $820 for three bedroom apartment homes. <br />Th_development scenario will allow the addition of new quality housing <br />stock to Roseville which has had a limited amount of new housing in recent <br />years. It allows the City to take title to a building to use as a Community <br />Center, without the existing city residents taking on any additional tax <br />liability. It benefits Concordia Academy which has been a long time resident <br />of the City. It allows the Roseville School District to liquidate assets and <br />appropriate these funds in a manner which they deem more desirable. <br />
