i <br />MIBIT # 11 <br />13. Describe current & recent land use & development on and near the site: <br />The 28 acre site has been used as a school site since 1953. The school is; <br />44,000 square feet with approximately 75,000 square feet of parking.The <br />remaining 25 acres is open area with a few mature trees as well as a baseball <br />field and football field. <br />Minnesota State Highway 36 lies to the south of the site. To the east on the <br />north portion of the property are single family homes. To the east on the <br />south portion of the property is a church which had been used as _a funeral <br />home prior to its change in usage. North of the property across County Road <br />B2 is an elementary -,chool, some single family as well as twin home <br />residences. To the west lies apartments, a fire station and a few single <br />family homes. <br />The proposed single family homes are compatible with the existing single <br />family homes to the east. The 1u unit buildings provide a buffer between the <br />proposed single family and the proposed Community/Recreation Center. The <br />positioning of the three story apartments adjacent to a four lane highway and <br />the churches is consistent with several existing developments in the City of <br />Roseville. <br />
