Property and shall be together with a right td enter upon the <br />Fine Property for all purposes reasonably necessary to such <br />installation, repair., maintenance and replacement. Any drive or <br />road constructed by the owner of the Discus Property on the <br />Temporary Roadway Easement Arta shall be constructed in accordance <br />with the specifications attached hereto as Exhibit IV. The costs <br />of all such installation, repair, maintenance and replacement <br />shall be paid by the owner of the Discus Property. <br />The foregoing temporary roadway easement shall terminate at <br />such time as there has been constructed upon the Fine Property, <br />in a location determined by the owner of the Fine Property, a <br />roadway and parking area which affords access from the Snelling <br />Avenue frontage road across the Fine Property to the Discus Prop- <br />erty at a location designated by the owner of the Fine Property. <br />At such time as said roadway and parking area has been constructed, <br />the owner of the Fine Property shall grant to the owner of the <br />Discus Property a permanent, non-exclusive easement appurtenant <br />to the Discus Property over such portions of said roadway and <br />parking areas as are designated by the owner of the Fine Property <br />provided that the same afford access from the Snelling Avenue <br />frontage road to the Discus Property. Contemporaneously therewith, <br />the owner of the Discus Property shall execute such instruments <br />as are requested by the owner of the Fine Property to evidence <br />the termination of the temporary roadway easement above described. <br />The closing and removal of the temporary roadway constructed in <br />-11- <br />
