CASE NUMBER: 1534-84
APPLICANTi Discus of Roseville, Inc.
Page 2
Food Locker site. The building is finished on all four sides with brick,
and 'it appears to represent an .attractive structure, which will be
compatible with its surroundings.
4. Though this application has been processed as a division of an existing
lot, which it is, when the final parcel is developed, the owner has agreed
that all three parcels will be platted so as to eliminate the lengthy
legal descriptions involved. With respect to the remaining vacant lot, a
variety of potential site plans have been prepared which have been viewed
by the staff. It would appear that either another restaurant, or a
combination of retail and/or office can be accommodated readily on the
remaining parcel.
5. The drawings do not indicate the proposed construction of a sidewalk which
is required on the right-of-way contiguous to the site.
i
6. We find the landscaping plan to be well done and will fit wall with the
existing development.
7. Attached is a copy of the report from Suburban Engineering regarding the
drainage. The engineering staff informs us that following conversations
with them and some adjustments made as requested, that the drainage
proposal will work.
E
8. The application, then, is for approval of the lot division, approval of
the special use permit for site plan, and a variance to the parking
setback no as to provide for the common parking area. Any positive
consideration could iiiGlude a condition that the sidewalk be constructed,
and that the easements for common access drives and parking shall be
subject to engineering staff approval.
