The building is finished on all four sides with brick, <br />and 'it appears to represent an .attractive structure, which will be <br />compatible with its surroundings. <br />4. Though this application has been processed as a division of an existing <br />lot, which it is, when the final parcel is developed, the owner has agreed <br />that all three parcels will be platted so as to eliminate the lengthy <br />legal descriptions involved. With respect to the remaining vacant lot, a <br />variety of potential site plans have been prepared which have been viewed <br />by the staff. It would appear that either another restaurant, or a <br />combination of retail and/or office can be accommodated readily on the <br />remaining parcel. <br />5. The drawings do not indicate the proposed construction of a sidewalk which <br />is required on the right-of-way contiguous to the site. <br />i <br />6. We find the landscaping plan to be well done and will fit wall with the <br />existing development. <br />7. Attached is a copy of the report from Suburban Engineering regarding the <br />drainage. The engineering staff informs us that following conversations <br />with them and some adjustments made as requested, that the drainage <br />proposal will work. <br />E <br />8. The application, then, is for approval of the lot division, approval of <br />the special use permit for site plan, and a variance to the parking <br />setback no as to provide for the common parking area. Any positive <br />consideration could iiiGlude a condition that the sidewalk be constructed, <br />and that the easements for common access drives and parking shall be <br />subject to engineering staff approval. <br />
