0 0 <br />'' <br />PLANNING REPORT <br />DATE: 6 February 1985 <br />CASE NUMBER: 1573-85 <br />APPLICANT: Ettinger Transfer and Leasing Corp. <br />(Michael Ettinger) <br />LOCATION: South of County Road C, Westerly of the <br />Minnesota Transfer Tracks <br />ACTION REQUESTED: Special Use Permit for Trucking <br />Terminal <br />PLANNING CONSIDERATIONS: <br />1. This site was formerly occupied b Briggs ggs Transport Company which you <br />will note is indicated on reduced co <br />py of the y's industrial area <br />attached to this report. You will also note that tthe easterly ortionmap <br />of <br />the property (the triangle contiguous to the railroad tracks) as at one <br />time occupied by McGee Leasing Company. Mike Ettinger owns both tracts <br />which currently appear as a single legal description. <br />2. The land is zoned I-2 which as zoned originally allowed truck terminals <br />as a permitted use. Subsequent to the adoption of the new ordinance in <br />1959) the ordinance was amended to include truck terminals as a special <br />use in the I-2 District. Mr. Ettinger proposes to add a 60,000 square <br />foot warehouse structure to the site, and thus a new special use permit <br />has to be processed. The existing development is also not conforming <br />inasmuch as the required setbacks for the parking are not adhered to. <br />3. The current proposal as designed by Tom Dunbar, architect, proposes to <br />establish a 40 foot wide grassed area along County Road C, as well as the <br />required setback on the remaining boundaries of the property. The entire <br />asphalt area will be curbed as currently required by ordinance. <br />4. Attached is a site plan indicating these proposals and the location of <br />the warehouse addition along the westerly side of the property. The <br />plans submitted indicate an 80,640 square foot warehouse. Since the <br />original application, the applicant has decided to construct this initial <br />phase at 60,000 square feet, with additional expansion to occur in a <br />second phase at a later date. <br />5. Since the original application, the applicant has also decided to apply <br />next month for a division of the land so as to create a second lot where <br />the McGee Leasing is indicated on the map attached. This lot line will <br />run down the center of the grass strip indicated on the site plan. <br />6. The existing building has an area of 78,043 square feet which with the <br />additional 60,000 square feet will produce a total building area of <br />138,043 square feet.
