The property has more than adequate area for <br />parking and truck maneuvering space. <br />The proposed structure will be built of pre -cast concrete panels. <br />Attached is a reduced copy of the elevations of the structure as <br />submitted by the applicant. <br />8. The new Ettinger operation and proposed construction will feature an <br />expansion of the warehouse capabilities in conjunction with the truck <br />transfer operations. Thus, the new use will be a combination of truck <br />terminal and warehousing operations. Such warehousing is occurring on a <br />larger scale in the Metropolitan Area wherein the truckers are <br />warehousing products on site with the capability of a fast transfer to <br />their ultimate destination. The computerization of inventory is one of <br />the factors in this new method of handling products. <br />The total proposal will conform to current zoning requirements and thus, <br />not variances are needed. The construction of the additional grassed <br />area and the curbing of the parking area will substantially improve `he <br />appearance and the function of the site. <br />9. Your engineering staff comments in their report to us that the grading <br />and utilities plans are incomplete. They suggest that an approval of the <br />special use permit be conditioned upon staff approval of such plans. <br />10. The notes on the site plan indicate that landscaping will consist of "sod <br />at the north landscaped areas; seed at the east, west, and south areas; <br />and eight Norway Maple trees (2�" BB) located at the north landscaped <br />area." The Planning Commission and Council may wish to condition the <br />approval upon staff approval of the landscape plan so as to delineate <br />more precisely and adequately the landscaping proposed. <br />11. You will note also that the site plan indicates a future expansion to <br />occur to within ten feet of the rear property line. This rear yard <br />setback in an I-2 District is required to be 20 feet. If a special use <br />permit is applied to the property for truck terminal purposes, a future <br />expansion of the warehouse could occur without Planning Commission and <br />Council review if it conforms to the ordinance setback requirements. <br />12. The proposal then is for a special use permit for a truck terminal <br />operation on the site which, if approved, could include conditions <br />subjecting drainage, utilities, and landscape plans to review and <br />approval by the City staff. <br />
