The intent is, of course, to leave the hill on <br />the west side of the proposed structures virtually intact. It is, of <br />course, physically impossible to place the driveway between the two <br />structures but its impact could be severe. <br />4. You will notice that the applicant also proposes to regrade the easterly <br />side of the property (back yard) of the lots so as to create a berm with <br />additional landscaping to form a transition from the commercial <br />development contiguous on the east side. <br />5. The proposal includes the platting of the four parcels, so that each <br />living unit will have a separate lot. This has, of course, been a common <br />practice in Roseville and elsewhere and require that each unit have its <br />own separate utility services. Joint easements for the driveway and <br />maintenance will be put into effect for each of the parcels so as to <br />handle the access arrangement proposed. <br />
