M <br />Page 7 - #120-10689 <br />We understand parking, roadway and lawn areas will be located in the <br />western portion of this site where swamp deposits are present. <br />Complete removal of the compressible swamp deposits is generally not <br />economical. In our opinion, it should be feasible to support the <br />parking and roadway areas on the existing soil profile provided some <br />long term consolidation and subsequent settlement can be tolerated. <br />Our recommendations for grading in the parking and roadway areas <br />include recommendations to provide a stable subgrade beneath the <br />planned paved areas and also a surcharge procedure to reduce post <br />paving settlements. In our opinion, these recommendations should <br />provide a stable subgrade and reduce post paving settlement to <br />tolerable levels. Some maintenance however should be anticipated. <br />Foundation Recommendations <br />It is our judgment the proposed elderly housing building can be <br />supported on a spread footing foundation system after some preparatory <br />earthwork on this site. The foundations in the five story area can be <br />designed for an allowable bearing pressure of up to 6000 psf and the <br />foundations in the one story community functions area can be designed <br />for a bearing pressure of up to 3000 psf to reduce the <br />amount of necessary site grading. This should allow for a factor of <br />safety of about 3 against shear failure and result in foundation <br />settlements of less than 1" and possible differential settlement of <br />about 112". <br />SOIL exPLORBti®n <br />
