• <br />MEMO : 2/27/84 <br />To: Planning File No. 1483 " HOUSING ALLIANCE " <br />From : Doug Strong :TvS <br />The engineering staff has reviewed the preliminary plat for <br />a proposed senior housing building located in the 500 block <br />of County Road B. <br />The following list of items should.be addressed prior to the <br />final approval of the request for rezoning and variance: <br />1. Dedication of 10 feet of right of way for County <br />Road B would be required by city policy. <br />2. Due to the 10 foot dedication a variance to park- <br />ing setback would have to be requested. The preliminary <br />drawing has 10 parking spaces proposed within the setback <br />area. <br />3. Section 8.370 of the city code requires a nonmot- <br />orized pathway be constructed along the Street side of <br />the property. <br />4. The existing ditch which runs from County Road B <br />southerly to the south property line of the proposed imp- <br />rovement would be required to be either relocated to the <br />west or placed into an approved pipe system in its <br />present location. <br />5. Section 7.130 of the city code requires " All <br />parking areas and driveways serving structures containing <br />three or more dwelling units and/or 6 or more parking <br />spaces'shall be curbed with concrete and surfaced with <br />concrete or bituminous material approved by the Public <br />Works Director." <br />6. Section 66.240 and Section 72.030 require any <br />unassessed property to reimburse the City if it is found <br />that the property has not been fully assessed. The aprox- <br />imate amount of those assessments are indicated on the <br />attached sheet. <br />attd. <br />
