Parking Lot. The Tenant agrees than the Landlord <br />and any successor Landlord may use the premises parking lot <br />as needed on Wednesday evenings after 5:30 p.m. and on the <br />last Monday of each calendar month after 5:30 p.m. The <br />Landlord shall have the exclusive use of the parking lot <br />during the above specified periods. <br />6. Rent. The Tenant covenants to posy to Landlord, <br />without demand and without offset or deduction, at <br />Landlord's office hereinafter designated, or at such other <br />place as Landlord may from time to time designate in r <br />writing, for the first 12 months of said lease, a fixed <br />quarterly rental of Forty -Six Thousand ($46,000.00) Dollars, <br />payable in advance on the first day of the first calendar <br />month of the quarter during said Lease and for the second 12 <br />months of said lease a fixed quarterly rental of Forty -Six <br />Thousand ($46,000.00) Dollars, payable in advance on the <br />first day of the first calendar month of the quarter during <br />said lease term.
