VII - D <br />at once a part of realty and be the sole property of <br />Landlord. If, during the term herein, any change, <br />alteration, addition or correction shall be required by <br />any law, rule or regulations or any governmental <br />authority to be made in or to the premises or any por- <br />tion hereof, Landlord shall be given notice thereof and <br />such change, alteration, addition or correction shall ' <br />then be made by Tenant at its sole cost and expense. <br />C. Repair and Maintenance. The Tenant's acceptance of <br />the premises shall constitute conclusive evidence that <br />the premises were, as of that date, in good, clean and <br />tenantable condition, and as otherwise represented by <br />Landlord. <br />The Tenant shall be responsible for the normal operation <br />and maintenance of the premises. <br />The Landlord shall be responsible for any major capital <br />expenditures required during the term of the lease and <br />any expenditures including plumbing, electrical, air <br />conditioning, ventilation systems, roof repair and other <br />major structural repairs except that any such repairs <br />with a total cost of less than $2,500.00 for labor and <br />materials shall be the responsibility of the Tenant. <br />9.
