Abandonment, Default and Surrender of Premises. <br />A.. Surrender of Premises: Upon the expiration or <br />tsooner termination of the term of this Lease and if <br />r <br />'Tenant has fully and faithfully performed all of the. <br />terms, conditions and covenants of this Lease to be per- <br />formed by Tenant, Tenant shall, at its sole cost and <br />f <br />expense, remove its interior and exterior signs and all <br />of its movable trade fixtures and equipment, and other <br />items which are hereinafter referred to as "Tenant's <br />property") from the premises and repair all damage <br />thereto resulting from such removal and Tenant shall <br />thereupon surrender the premises in the same condition <br />as they were on the commencement date, reasonable wear <br />and tear and damage by unavoidable casualty excepted. <br />If Tenant has not fully and faithfully performed all of <br />the terms, conditions and covenants of this Lease to be <br />performed by Tenant, Tenant shall nevertheless remove <br />Tenant's property from the premises in the manner afore- <br />_ -10- VII-D <br />
