VII - D <br />kept and performed, may quietly have, hold and enjoy the <br />premises during the term of this Lease. <br />13. Taxes. Landlord shall pay all taxes and <br />assessments of whatsoever kind of nature, and penalties and <br />interest thereof, if any, levied against the premises except <br />as otherwise provided herein. <br />14. Utilities. Tenant shall pay before delinquency, at <br />its sole cost and expense, all charges for water, gas, heat, <br />electricity, power, telephone service, sewer service charges <br />4 <br />and sewer rentals charged or attributable to the premises, <br />and all other services or utilities used in, upon or about <br />the premises by Tenant to any of its subtenants`, licensees <br />or concessionaires during the term hereof. <br />15. Insurance and Liability. <br />A. Public Liability Insurance: Tenant shall, at all <br />times during the term hereof, at its sole cost and <br />expense, procure and maintain in force and effect a <br />policy or policies of comprehensive public liability <br />insurance issued by an insurance carrier approved by <br />Landlord, assuring against loss, damage or liability for <br />injury to or death of persons and loss of damage to pro- <br />perty occurring from any cause with coverage of not less <br />than the statutory minimum coverage for school <br />4 <br />-12- VII - D <br />
