VII - D <br />:ions requiring not less than ten (10) days written <br />notice to La ndlord prior to the cancellation, diminution <br />in the perils insured against, or reduction of the <br />amount of coverage of the particular policy in question. <br />.r. <br />16. Eminent Domain. <br />A. Entire Premises: If all or substantially all of the <br />leased premises shall be taken by any public authority <br />under the power of eminent domain, then the term of this <br />Lease shall cease as of the day possession shall be <br />taken by such public authority, and the rent shall be <br />adjusted as of that day. <br />B. Partial Taking: If there is a partial taking of the <br />leased premises under eminent domain, Tenant shall have <br />the right to terminate this Lease or, to continue in <br />possession of the remainder of the leased premises and <br />Tenant shall notify Landlord in writing within ten (10) <br />days after such taking, of Tenant's election. In the <br />event Tenant elects to remain in possession, all of the <br />terms herein provided shall continue in effect, except <br />that the rent shall be reduced in proportion to the <br />amount of the premises taken and Landlord shall at its <br />own cost and expense make all necessary repairs or <br />alterations to the basic building and interior work so <br />as to constitute the remaining premises a complete <br />architectural unit. <br />-15- VI I - D <br />
