VII - D <br />Lease on the part of Tenant to be kept and per- <br />formed and such default continues for thirty <br />(30) days after written notice thereof from <br />Landlord to Tenant, provided, however, that if <br />the default complained of in such notice is of <br />such a nature that the same can be rectified or <br />cured, but cannot with reasonable diligence be <br />done within said thirty (30) day period, then <br />such default shall be deemed to be rectified or <br />cured if Tenant shall, within said thirty (30) <br />day period, commence to rectify and cure the <br />same and shall thereafter complete such rec- <br />tification and cure with all due diligence, and <br />in any event within sixty (60) days from the <br />date of giving of such notice; or <br />(3) Tenant should vacate or abandon the premises <br />during the term of this Lease; <br />then and in any such event Landlord may pursue any <br />of its rights and remedies pursuant to law. <br />18. Miscellaneous. <br />A. Tenant Assignment and Subletting: The Tenant shall <br />not assign, mortgage, pledge, or encumber this Lease <br />or the leasehold estate hereby created or any <br />-17- <br />VII - D <br />
