May 20, 1988 <br />LEASE AGREEMENT <br />This Lease Agreement is made and entered into this <br />day of May, 1988, effective August 1, 1988, by and between <br />Independent School District No. 6239 hereinafter referred to <br />as "Landlord", and Northeast Metropolitan Intermediate <br />District No. 916, hereinafter referred to as "Tenant", and <br />Gerald H. Kaul.-hold and Ethelrada Kaufhold, husband and <br />wife, hereinafter referred to as "Successor Landlord". <br />IN CONSIDERATION of the mutual covenants hereinafter set <br />forth, the Landlord hereby leases to Tenant, and the Tenant <br />leases from Landlord, the premises hereinafter described, <br />for the period, at the rental, and upon the terms and con- <br />ditions hereinafter set forth: <br />1. Premises. The Landlord hereby leases to Tenant and <br />the Tenant: leases from Landlord, the premises. The premises <br />includes the Lexington Elementary School Building <br />(hereinafter referred to as the Building) and parking lot <br />located at 2151 North Lexington Avenue and 1130 West County <br />Road B, Roseville, Minnesota 55113. The property included <br />in the premises is shaded in red on the site plan attached <br />hereto, labeled Exhibit A and by reference made a part <br />hereof.
