No. 85-01-0093-21 <br />Page two <br />SITE AND SITE LAYOUT <br />The site is an approximate sixteen (16) acre parcel located slightly northwest <br />of the Snelling Avenue and County Road C Intersection. <br />' <br />The entire site is presently occupied by two large warehouses surrounded by <br />parking surfaces. This existing complex is utilized by a large trucking <br />company. <br />' <br />The existing topography is relatively level across the site and there is no <br />existing vegetation. Soil borings have been taken on the site and indicate <br />that the site is suitable for new building development. <br />The site development concept is to demolish the existing building structures <br />and site improvements for a new retail center. This new retail center will <br />include approximately 140,000 SF of leasable area. The center will extend <br />along the western and northern property lines and open itself to the two major <br />roadways, County Road C and Snelling Avenue. There will be an approximate .67 <br />acre lot platted bordering the east property line of the site for future <br />' <br />development. <br />SETBACKS <br />There are no building or parking setback variances required for this <br />development under the proposed zoning. The required setbacks are as follows: <br />PARKING BUILDING <br />(toad Frontage - 15' Front Yard - 30' <br />Industrial/Business Frontage - 5' Rear Yard - 20' <br />' <br />Residential Frontage - 10' Side Yard - 10' <br />PARKING/TRAFFIC <br />The parking requirements are five (5) spaces required per 1,000 square feet of <br />gross leasable area. This retail center has a gross builing area of <br />' <br />approximately 144,000 SF or 720 cars. We have provided parking for 736 cars. <br />The site access will be off County Road C on the south and off a new perimeter <br />roadway which extends along the east edge of the site. This perimeter roadway <br />is being established to provide access to the retail center as well as the <br />adjacent parcel to the north. <br />1 <br />so, <br />
