No. 85-01-0093-21 <br />Page three <br />PARKING AND TRAFFIC continued <br />The consulting firm of Stragar-Roscoe-Fausch has been commissioned to provide <br />' traffic analysis for this site. They a-e in the process of reviewing the <br />traffic patterns and volumes and are working with Ramsey County and the City <br />of Roseville to provide recommendations regarding access to and movement <br />throughout the site. <br />LANDSCAPING <br />The general concept of the landscape design is to provide a variety of plant <br />materials primarily around the perimeter of the site and on intermediate <br />islands in the parking areas. In this use, the landscaping is used to enhance <br />the building view, soften large parking areas and provide some visual <br />screening of parking areas and drives. Along the west side of the property <br />planting areas occur on and around berms to help screen drive areas from the <br />adjacent property. <br />1 LIGHTING <br />Site lighting has been designed with a combination of one and two headed light <br />standards and wall -mounted building lights. These lights are carefully <br />located to provide for general lighting, security and to deflect the <br />spill -over of light onto adjacent properties. <br />SIGNAGE <br />All signage will be developed within the framework of the City of Roseville <br />standards and ordinances. In general, signage will include: <br />1. Free-standing project identification signs (pylon signs). <br />2. Identification signs for each retail tenant. These will be located <br />within an established signband on the face of the building. The signs <br />will be made up of individual letters. <br />3. Typical site signage as required by code and ordinances. (i.e., <br />handicap, fire lane, etc.) <br />:7 <br />IJ <br />L <br />
