e PLANNING CONSIDERATIONS DATE: CASE NUMBER: APPLICANT: LOCATION: ACTION REQUESTED: PLANNING CONSIDERATIONS: • 2 March 1988 1824 Lincoln Companies Southwest Corner of Lincoln Drive and Terrace Drive Extended (see sketch) Amendment to Comprehensive Plan from Industrial -to Business, Rezoning from I-1 to B-4, Special Use Permit for Site Plan Approval, and Division of Platted Lot 1. The total site is the 9.68 acres remaining of the original Glendenning Motor Freight Company's site after the development of the Rosedale Square Shopping Center by the Lincoln Companies, the applicants in this case. The proposal is to build a 42,900 square foot retail center oriented northeasterly toward the present intersection of Lincoln Drive and Terrace Drive. Only the southerly 4.2 acres of the total site is proposed to be rezoned and developed at this time. This acreage will be south of the proposed right-of-way for Terrace Drive, extending wo^t.erly from the present roadway (south of the Lido Cafe) to a proposed connection with the Terrace Drive cul-de-sac on the property to the west. 2. Attached is a descriptive brochure prepared by the applicants and their architects, KKE Architects, consisting of eleven pages of which six are copies of reduced drawingF, describing the development proposal. 3. Members of the Planning Commission and Council are aware of the overall development plan for this easterly end of the "County Road C Study Area", which is the basis for this development proposal. The preliminary concept plan in that study recommends the extension of Terrace Drive westerly from Snelling Avenue (where it now exists south of the Lido Cafe) to a future connection with the Terrace Drive cul-de-sac to the west. The alignment proposed in this development accomplishes that objective as proposed as Terrace Drive extends through the property in question.
