e <br />PLANNING CONSIDERATIONS <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />PLANNING CONSIDERATIONS: <br />• <br />2 March 1988 <br />1824 <br />Lincoln Companies <br />Southwest Corner of <br />Lincoln Drive and Terrace <br />Drive Extended (see <br />sketch) <br />Amendment to Comprehensive <br />Plan from Industrial -to <br />Business, Rezoning from <br />I-1 to B-4, Special Use <br />Permit for Site Plan <br />Approval, and Division of <br />Platted Lot <br />1. The total site is the 9.68 acres remaining of the original <br />Glendenning Motor Freight Company's site after the <br />development of the Rosedale Square Shopping Center by the <br />Lincoln Companies, the applicants in this case. The <br />proposal is to build a 42,900 square foot retail center <br />oriented northeasterly toward the present intersection of <br />Lincoln Drive and Terrace Drive. Only the southerly 4.2 <br />acres of the total site is proposed to be rezoned and <br />developed at this time. This acreage will be south of the <br />proposed right-of-way for Terrace Drive, extending wo^t.erly <br />from the present roadway (south of the Lido Cafe) to a <br />proposed connection with the Terrace Drive cul-de-sac on the <br />property to the west. <br />2. Attached is a descriptive brochure prepared by the <br />applicants and their architects, KKE Architects, consisting <br />of eleven pages of which six are copies of reduced drawingF, <br />describing the development proposal. <br />3. Members of the Planning Commission and Council are aware of <br />the overall development plan for this easterly end of the <br />"County Road C Study Area", which is the basis for this <br />development proposal. The preliminary concept plan in that <br />study recommends the extension of Terrace Drive westerly <br />from Snelling Avenue (where it now exists south of the Lido <br />Cafe) to a future connection with the Terrace Drive <br />cul-de-sac to the west. The alignment proposed in this <br />development accomplishes that objective as proposed as <br />Terrace Drive extends through the property in question. <br />
