You will note in looking at the development proposal that <br />there is an existing main trunk sewer extending east -west <br />through the southerly portion of the site. The applicants <br />propose to reroute the sewer line southerly around the <br />proposed shopping center structure with the advise and <br />consent of the Metropolitan Waste Control Commission and the <br />City Engineering Department. <br />11. The structure is proposed to be virtually all brick, though <br />you will note that the drawings showing the rear elevation <br />of the structure do not so designate. The Planning <br />Commission and Council may wish to confirm this fact with <br />the applicants at the public hearings. <br />12. As indicated on Drawing Number 1, the total square footage <br />of the shops equals 42,900 square feet of which 15, 000 - -1. - <br />square feet is for the anchor tenant, and the 27,900 square <br />feet is for tenant shops. Forty-two thousand nine hundred <br />square feet requires 215 parking spaces at 5 spaces per <br />1,000 square fE t. The total parking spaces proposed equals <br />249. Though thy. Ate plan does not indicate so, all parking <br />areas and drives re required to be constructed with <br />concrete curb. One of the features of the site design is <br />the way in which -;he service is handled in conjunction with <br />the northerly service drive of Rosedale Square to the south. <br />The development of a common easement for this purpose should <br />be a part of the effectuation of the development. <br />13. The landscape plan as proposed appears to be well thought <br />out and will substantially enhance the visual appearance of <br />the development from within and around the site. However, <br />AI <br />the parking area does not have the r,-Iuired 3 percent of <br />landscaping development within the periphery of the parking <br />lot area. Th.- landscape area does not specifically note <br />what type of landscaping, if any, is to occur within the <br />islands on the site. The islands within the parking area <br />(surrounded by asphalt) and the extensions of the parking <br />area are accounted in the 3 percent calculation. It would <br />seem that it is simply the question of delineating more <br />precisely what will happen on these islands and as already <br />designated on the plan. <br />14. The Planning Commission and Council may wish to question the <br />developers regarding the handling of the trash receptacles <br />on the site. We have recently suggested to the Planning <br />Commission and Council that our ordinances be amended to <br />require such receptacles to be enclosed within the <br />structure. Though a relatively small detail, the site plans <br />do not indicate how the trash receptacle will be handled in <br />this case. <br />
