The office use proposed is far more restrictive and <br />many of the uses that are allowed in the B3 District. The request is <br />for variances to the building setback for the rear yard from 20 feet to <br />6 feet and a variance for the parking setback from 15 feet to 10 feet <br />on the east side and 5 feet on the north side. Appropriate conditions <br />which may be considered include: 1) no driveways now or in the future <br />direct to Rice Street, 2) dedication of 16-1/2 feet of right-of-way as <br />proposed, 3) development of the property as indicated in drawings <br />submitted and dated January 28, 1987, and 4) subject of staff approval <br />of final engineering and landscape plans. <br />
