Attached is a copy of our report written for the 1 May <br />meeting of the Planning Commission at which time the property <br />in question was considered for amendment to the Comprehensive <br />Plan from Low Density Residential to Limited Business land <br />use. The City Council approved the amendment to the <br />Comprehensive Plan as requested. <br />2. At this stage, the application is for rezoning of the <br />property from R-1 to B-1 and a request for a variance to the <br />number, of parking spaces required for the proposed offi-I <br />building. An amendment to the Comprehensive Plan sets the <br />Policy that the property may now be appropriate zoned for <br />Limited Business use. Thus, at this point, the question is <br />one of handling the use appropriately on the land and <br />consideration of the variance. <br />3. The applicants have met with three of the contiguous <br />neighbors to get their input regarding appropriate required <br />screening where the business property will be contiguous to a <br />residential zo.ie. Attached is a copy of a letter dated 21 <br />May 1985 to the Planning Commission indicating the results of <br />these meetings with the property owners. <br />The landscaping plan has been adjusted to reflect the <br />conditions desired by the contiguous neighbors. We would <br />suggest that the Planning Commission in considering approval <br />make the landscape plan subject to staff review. We suggest <br />that additional landscaping may be appropriate, particularly <br />on the north side of the building. <br />Though the fence is located at the northwest corner of the <br />site, the details of the fence have not been determined. We <br />suggest that within the context of the neighbors desires, <br />that an appropriate solution can be readily accomplished. <br />
