With respect to the variance, the City Council has <br />recommended that less parking be constructed inasmuch as the <br />applicants feel strongly that the 26 parking spaces required <br />by Ordinance will not be necessary. The plan submitted <br />indicates the deletion of nine (9) spaces on the west side of <br />the property (nearest the contiguous residential lot to the <br />west)., The staff suggested to the applicants that this would <br />be the appropriate place to delete the parking spaces, <br />contributing to a more desirable compatibility with the <br />neighboring property to the west. <br />A condition should be added to the variance that in the event <br />additional parking is required (as determined by the City), <br />that these additional stalls will be constructed. The <br />important thing is that adequate space will be left available <br />to correct the problem if it in fact develops at some point <br />in the future. <br />5. The action then is for consideration and rezoning from R-1 <br />to B-1, and approval of a reduction in parking requirements <br />from 26 spaces to 17 spaces. Conditions could include staff <br />review of landscape plan and engineering details, and a <br />provision that parking will be added as directed by the City <br />if needed. <br />
