The applicant propose6 to petition for the <br />construction of Rose Place along the south edge of the <br />property, and the development of a new cul-de-sac northerly <br />along the east edge of the property. <br />3. Your engineering staff has suggested that the construction of <br />public streets as proposed in the plat will necessitate the <br />construction of Rose Place easterly to Dunlap Street. If <br />this is not done, the resultant cul-de-sac into the property <br />will in effect, extend all the way from Oakcrest Avenue. <br />Such a cul-de-sac will far exceed the 500 foot limitation. <br />4. We had suggested to the developer that he consider a Planned <br />Unit Development. with duplex units which could have been <br />built without constructing Rose Place (similar to the <br />previous plan, but without townhouse development). He has <br />indicated, however, that analysis of that proposal suggests <br />the six lot subdivision as proposed being preferable. <br />5. Attached is a copy of a portion of the zoning map of this <br />area of the City. You will note that there is additional <br />land zoned R-2 contiguous to and north of Rose Place, east <br />of the property in question. The extension of Rose Place to <br />Dunlap would accommodate the development of this land as <br />zoned. The construction of duplex units on this strip of <br />land will function as a transition to the single family <br />area to the south. You will notice that the R-2 Zone <br />extends to the alignment with Dunlap Street. The mobile <br />
