All of the lots in the proposed subdivision meet or exceed <br />lot size requirements. The minimum lot size for R-2 Zone is <br />12,500 square feet for a corner lot (100 feet of frontage), <br />and 11,000 square feet for interior lots (85 feet of <br />frontage). <br />The three southerly -most lots are 98 feet, 92 feet, and 100 <br />feet. The three northerly -most lots are 85 feet- (two of <br />them) with the third lot being 125 feet in width as measured <br />at the building line (30 feet back from the public <br />right-of-way). Your staff engineers have indicated that the <br />engineering applications are acceptable. <br />7. You will note from examining the Preliminary Plat that there <br />is an existing 42 inch sanitary sewer main in the center of <br />a 50 foot easement along the east side of the property. The <br />existence of this facility is one of the principal reasons <br />for the platting arrangement as proposed. You will note <br />there are also existing water mains and sewer laterals in <br />place in the existing right-of-way of Rose Place along the <br />south edge of the property. Thus, a new six inch water main <br />proposed in the cul-de-sac is the only principal utility <br />required, considerably improving the economics of the <br />proposed development. <br />8. Details of the proposed plans for the duplex units have not <br />been submitted. We have suggested to the developer, <br />however, that he present such plans at the planning <br />Commission and Council hearings. We do suggest that the <br />driveway locations as indicated on the preliminary plat <br />could be improved upon. We suggest too that the center lot <br />north of Rose Place (Lot 5) could be reduced in width, <br />thereby allowing the structure on Lot 6 to be located a <br />greater distance from the pond. <br />
