OCTOBER106 AND 23, 1985 <br />• <br />1. Juhl, 489-8240 <br />Richard Juhl is a young man who has purchased the Kugler. <br />residence and museum southeast of Dionne Street, behind the <br />Minnesota Federal Savings and Loan building fronting on <br />Lexington Avenue. The property measures 75 feet by 183 feet, <br />equaling 13,725 square feet, with a two story, 30 by 60 <br />building attached to the old Kugler residence. <br />Richard said he purchased the property for $85,000, with the <br />intention of.living in.the residence, and assuming that he <br />could do something productive with the 3,600 square foot <br />structure. He inquired as to whether he could create a mini - <br />storage facility out of the structure. We noted that this <br />would require industrial zoning, and would not be an <br />appropriate use for the location and the site. <br />We explained to Mr. Juhl that perhaps the best buyer for the <br />site would have been Minnesota Federal, and perhaps he, at <br />this stage, should contact them regarding their possible use <br />for the site, or financing for some compatible development <br />and use of the.existing structure. We know that Minnesota <br />Federal does not have adequate parking for their employees, <br />and that their employees are instructed to park on Dionne <br />Street. Thus, adding this property to their site has obvious <br />merit. Minnesota Federal also proposes to expand their <br />drive-in facility, in which case the old Kugler property <br />could be appropriately used to enhance their expansion and <br />parking capability. <br />5. Minnesota Federal, 489-8041 <br />Duane Miron and John Falk, Vice Presidents of Minnesota <br />Federal, were in to discuss their request for variance to <br />enable them to expand their drive-in facilities on their <br />site on the west side of Lexington Avenue, northerly of <br />Larpenteur. This is, of course, the site contiguous to the <br />Kugler Museum property. We emphasized to these gentlemen <br />the appropriateness of Minnesota Federal considering the <br />purchase of the Kugler property, so as to provide adequate <br />space for parking for their employees, who now park on <br />Dionne Street. <br />These gentlemen noted that they had recommended to their <br />Senior vice President, Jack Hoffner, that they purchase the <br />Kugler site. A decision was made, however, not to purchase <br />the site. We will be contacting Mr. Hoffner to inform hir.; <br />of, the City's concerns regarding the inadequacy of their <br />site for parking purposes, and our concern regarding their <br />request for variance for expansion. Their request for <br />variance will be before the Planning Commission at the <br />Commission's November 6 meeting. <br />Duane and John informed us that hinnesota Federal will be <br />merging with First Federal on January 1, 1986. The pending <br />merger has made it difficult, in some cases, for decisions to <br />be made. We encouraged them to consider acquisition of more <br />land to solve their parking and expansion needs. <br />
