Planning Office Hours <br />April 10 & 17, 1985 <br />2. Bordsen - 483-3431 - Dick Bordsen is contemplating <br />purchasing the old Kugler residence and music museum behind <br />the Margolis shopping center. This residence and museum is <br />on a very small lot with 75 of width. The property is <br />occupied by a residence and a 3,600 square foot building on <br />two floors. Dick was asking if he can use the museum for a <br />warehouse. The land is zoned B-1, and therefore a warehouse <br />use is not permitted. The land is owned by the Shubert <br />Society, which was the recipient of the building and the <br />instruments. They propose .Ultimately.to house the <br />instruments in the Landmark Center in downtown St. Paul. <br />Principle access to the property is off of Dionne Street, <br />where they have an easement through the parking lot that <br />serves the multi -family residence to the west (also <br />built by Mr. Kugler). The <br />as three parki <br />spaces reserved for their use oinrthe ty hapartment-parking <br />lot. The other access is from the south by theservice <br />lane that services the rear of the shopping center. We <br />instructed him to check whether the property has <br />easement rights on this service lane. This is not a <br />Public alley. Obviously, the problem here is one of <br />reasonable use of the ?,600 square feet of building. We <br />are concerned about the impact on the residential area <br />to the north if the building is put to some sort of <br />commercial use. We noted that do appropriate solution <br />would be for the savings and loan to purchase the <br />property, in which case the house could be torn down, <br />more adequate parking provided, and the building could <br />be used for offices. It appears the buildings and land <br />could be purchased for approximately $85,000. <br />
