The Kugler land was zoned Limited Business, and the applicants proposed <br />to zone the land to B-IB within which banking facilities are a <br />permitted use. The applicants designers have indicated that they have <br />met with the contiguous property owners, and that the development <br />proposal has been well accepted. The land owner to the north <br />occupying a single-family home has a fence along his south property line <br />and a series of norway pine evergreens, which will substantially screen <br />the area from his residence.. Immediately to the west is a parking lot <br />serving the apartment building. Perhaps more screening could be <br />considered here, though we understand that the owner of the apartment <br />building is satisfied with the development proposal. <br />7. The applicants also indicate that they have met with Mr. Margolis and <br />owners of the shopping center to the south and that they are in <br />support of . the plan as well. <br />S. The action requested then is for rezoning of the land from B-1 to B-IB <br />and approval of the development plan as proposed and dated March 30, <br />1987. Conditions might include final review of site plan and engineering <br />plans by City staff. <br />
