'777 <br />6 October 1982 <br />PLANNING REPORT <br />CASE NUMBER: 1401-82 <br />ti= <br />APPLICANT.- Donald Roberts <br />LOCATION: West of Fairview Avenue, Northerly of <br />4 <br />County Road B-2 (see sketch) <br />ACTION REQUESTED: Amendment of the Zoning Ordinance <br />PLANNING CONSIDERATIONS: <br />1. Don Roberts owns a building at 2465 North Fairview consisting of 16,000 <br />square feet of which 1,000 square feet is a print shop, and 2,000 square <br />feet is the Roberts office. They propose to add a health club including <br />a "tanning facility" totaling 3,500 square feet. 2,000 squate feet is <br />proposes to be utilized for the "sun tanning facility". <br />2. When the original Zoning Ordinance was written, health club,, physical <br />culture, and health services were not included as Permitted Uses in the <br />Industrial Districts, but were provided for in the business districts. It <br />is now relatively common to have such health club facilities in industrial <br />areas, and so exist in areas of Edina, Brooklyn Park,, and other communities. <br />Rather than rezone the property, which is across from single family <br />residential -areas, it would appear appropriate to consider simply amending <br />the industrial zoning district to include "health club, physical culture, <br />and health services" as Permitted Uses in Industrial Districts. <br />3. If the Planning Commission and Council consider the said facility as <br />possibly questionable in a given industrial area, these facilities could <br />also be listed as a Special Use. In our experience, however, it would <br />appear that such uses are compatible with industrial facilities and do not <br />constitute a potential concern for contiguous operations. <br />�t <br />1 h'ej 1 ,;ly° <br />
