1 <br />B. LANDUSE <br />The 13-acre site is currently zoned I-1 (Industrial). This proposal <br />requests that <br />the site be rezoned to B-4 (Retail Office Service <br />District) for the following reason: This project follows the intent <br />of the City )f Roseville Comprehensive Plan to develop this area into <br />a commercial district ;ncluding retail operations and restaurants. <br />C. PROJECT DESCRIPTION <br />The proposed project includes 178,143 sq. ft. which is comprised of <br />the following: <br />Anchor Tenants = 138,651 sq. ft. (includes 20,960 sq. ft. <br />of storage mezzanine) <br />Retail Shops 33,492 sq. ft. <br />Restaurant 6,000 sq. ft. <br />rend <br />Three curb cuts are proposed along County Road 62, one at the west <br />approximately 150' east for customer <br />for service traffic, one <br />and a right-in/right-out approximately 320' west <br />entry/exit traffic <br />of Fairview.
