Roseville City Council Minutes Page 3 <br />March 16, 1989 <br />C. HEARINGS <br />C. Kehr moved, Johnson seconded, that Rosedale Market- <br />ROSEDALE <br />place Associates' request for rezoning from I-1 to B-4 <br />MARKETPLACE <br />ASSOCIATES <br />at 2401 Fairview Avenue, be approved. Roll Call, <br />Ayes: Kehr, tlatson, Johnson, Cushman, and Rog. Nays: <br />None. <br />Kehr moved, Johnson seconded, that Ordinance 1057, <br />ORDINANCE <br />rezoning property at 2401 Fairview Avenue from I-1 <br />1057 <br />to B-4, be adopted. Roll Call, Ayes: Kehr, Matson, <br />Johnson, Cushman, and Rog. Nays: None. <br />Kehr moved, Johnson seconded, that Special Use Permits <br />for site plan approval and a Planned Unit Development <br />at 2401 Fairview Avenue be approved with the following <br />conditions: <br />1. That final landscape plans be reviewed by City <br />staff. <br />2. That the applicant provide a five year landscape <br />bond to assure proper ma-ntenance of the land- <br />scaping. The amount of the bond can be reduced <br />after all plant materials are installed. <br />3. That final engineering, grading, and drainage <br />plans be reviewed and. approved by City staff. <br />4. That the required additional right-of-way be <br />dedicated along County Road B-2 and along Fairview <br />Avenue. <br />5. That the construction of buildings and site <br />development be in accordance with the plans <br />submitted to the Planning Commission on February <br />1, 1989. <br />G. <br />That curbing be provided along the perx.phery of <br />all parking and access drives. <br />7. <br />That three ground signs are approved as proposed <br />subject to there being a limit to two pylon signs <br />on the remainder of the site. <br />8. <br />That exterior materials be substantially brick, <br />and the accent color be as indicated on the plans <br />presented to the Planning commission, subject to <br />staff review. <br />9. <br />That the material used to screen the roof top <br />mechanical units on the restaurant be of the same <br />material as the exterior of the building. <br />10. <br />That the dumpster for the restaurant be totally <br />enclosed, including a roof. <br />
