PLANNING REPORT <br />DATE: 5 April 1989 <br />CASE NUMBER: 1925 <br />APPLICANT: Eugene Ronald Shultz <br />LOCATION: West Side of Victoria Street, <br />Between Millwood and Brenner <br />(see sketch) <br />ACTION REQUESTED: Subdivision of Platted Lot <br />PLANNING CONSIDERATIONS: <br />1. Attached is a copy of the 1 March 1989 planning report. At that <br />meeting, the Planning Commission tabled the proposal to the April <br />meeting with the request that: <br />a) A survey be prepared of the property so as to ascertain <br />dimensions and exact location of the existing structures; <br />b) The Engineering Staff consider any drainage implications of the <br />proposed development; and <br />c) The applicant reconsider his options based on the testimony heard <br />at the March meeting. <br />2. The applicant has had a survey, which is attached to this report, <br />prepared by Georgi-Schmidt & Ass-ociates. The survey indicates that the <br />property has a total °0 the feet <br />of south frontage F ropertyn�i ehaandh 93.lisfeet hf om <br />ouse <br />is located 18.8 feet from <br />the north property line of the existing 150 foot lot. <br />3, Mr. Keel, the Assistant Director of <br />to the Planninghas Comnamined the site <br />ission Members <br />and prepared the attached memo <br />dated March 29, 1989. <br />4. With respect to the previously proposed land division, the : pplicant has <br />revised his proposal to request that the existing 150 foot lot (north of <br />Lhe 50 foot lot) be divided into two lots of 75 feeL each. You will <br />recall that virtually all of the lots on the east side of Victoria in Lhis <br />section or the street are platted 75 feet in width. Thus, it would <br />seem that the proposed lot division is reasonably in scale with the <br />neighborhood. <br />5. We suggest that iL would be helpful if ineirbers o1' the Planning <br />Commission and City Council would view the site. IL would seem <br />apparenL that Lhere is adequate space for anolher horne site on the <br />north side of Lhe existing house.
