D. A self service car wash would provide a neighborhood service similiar <br />to other businesses within one block on Larpenteur. (gas stations, <br />automotive repair.shop, Jiffy Lube, laundromat, barber shop, <br />grocery store, etc.) <br />E. The car wash would be a part of the neighborhood service center to <br />the east and west on Larpenteur Avenue. The large number of apartments <br />within one mile of this location makes this a valuable neighborhood <br />service. <br />F. Many people are 'do-it-yourselfers'. This can be seen by the large <br />number of people using 'self-service' in many businesses such as <br />discount stores, (Target, K-Mart), gas stations, and lumber yards <br />(Menards, Knox, etc.) <br />G. A self service car wash offers a viable option for a quality wash <br />at a low price. ($.75-1.50 as compared to $6.50 and up at a tunnel <br />wash.) <br />H. This property has been for sale for two years and has been vacant <br />for 11-2 years. The site has severe soil problems which will be <br />expensive to work with and therefore limits its attraction to would <br />be buyers. We feel we can put a very attractive facility on this <br />site and provide a needed service as well as providing increased <br />real estate taxes to the city. <br />I. Homeowners use 90-110 gallons of water washing a car on their drive- <br />way as opposed to 14-18 gallons of water used in self service car <br />washes. <br />J. We plan extensive use of solar heat and other energy saving devices. <br />(We have cut our gas consumption 52% per wash in our Fridley location. <br />K. Facilities and technology for water and heat recover- will be in- <br />corporated into the equipment and building so that �-Yhen water recov- <br />ery units become viable they can be added. <br />L. All lighting would be confined to the lot. <br />M. Operating hours would be 7:30 A.M. to 10:00 P.1•1. (From 10:00 P.M. <br />to 7:30 A.M. the building would be locked and secured. <br />N. There will be adequate stacking space to accomadate the number of <br />cars that can be washed in 20 minutes. <br />0. We will have a full time attendant and therefore operate as any <br />other business. <br />II. office space <br />A. Second floor office space adds to the attractiveness and value of <br />the building. The Larpenteur site with its close proximity to bus <br />transportation and major city streets makes office space highly <br />desirable. <br />
