PLANNING REPORT <br />DATE: 3 January 1990 <br />CASE NUMBER: 2050 <br />APPLICANT: Michael Strub <br />LOCATION: Northeast Corner of Dionne <br />Street and Dunlap Street (see <br />sketch) <br />ACTION REQUESTED: Division of a Platted Lot <br />PLANNING CONSIDERATIONS: <br />1. BACKGROUND <br />The property in question consists of three lots, 12, 13, and 14 of Block <br />1, Lexington Heights.. These lots were platted many years ago with <br />frontage of approximately 50 feet each. The house was built on the <br />corner and for many years, occupied the three lots. Mr. Strub now <br />proposes to plat the three lots into two lots, therefore, providing a new <br />building site to the north of the existing house. Attached is a letter <br />from Mr. Strub outlining his proposal, accompanied by a drawing <br />indicating the division of the land into two parcels, A and B. <br />2. DEVELOPMENT SUMMARY <br />The original three lots consisted of 24,103 square feet. As divided, the <br />northerly parcel will have 11,407 square feet and the southerly parcel <br />will have 12,696 square feet. Thus, each of the parcels exceed the <br />normal development standards of 11,000 square feet for an interior lot <br />(Parcel A) and 12,500 square feet for a corner lot. The corner lot will <br />have a frontage of 81.98 feet, which is less than the 100-foot corner <br />lot standard. The northerly parcel will have 72.04 feet of frontage, <br />where the normal standard is 85 feet. Many of the lots to the north <br />and east have been developed with one and one-half lot per site. Thus, <br />the typical lot frontage approximates 75 feet. <br />3. DEVELOPMENT ANALYSIS <br />Planning Considerations <br />You will note from <br />reviewing the plan of the lot division that the <br />existing house will be <br />located 38.6 feet <br />from the Dionne <br />Street frontage <br />and 48.6 feet from <br />the Dunlap Street frontage. <br />These dimensions <br />exceed the normally <br />required 30 feet. <br />The side <br />yard setback on the <br />north side of the house, <br />however, will <br />be 6 feet. <br />Normally 10 feet is <br />required. In this neighborhood, which <br />was platted <br />prior to 1959, the <br />required setback for <br />the existing lots <br />is 5 feet. <br />Thus, the 6-foot <br />dimension as proposed <br />is reasonably in <br />scale with <br />the development in <br />the neighborhood over <br />the years. <br />
