No. 67-01-1033-01 <br />The existing topography is relatively level across the site although there is a <br />predominant drainage pattern from the southwest corner, northeast to an exist- <br />ing drainage easement. There is no significant vegetation on the site. <br />Preliminary soil borings have been taken in some areas of the site and indicate <br />that the site is suitable for new building development. <br />PROJECT DESCRIPTION <br />The proposed master plan concept consists of four parcels; a one-story Retail <br />Building, a two-story Office Building, a three-story Bank/Office Building and a <br />112-unit Extended Stay Hotel. The building massing on the site creates a focal <br />point at the intersection. The two multi -story buildings at the center of the <br />site step down to the one-story Retail Building to the north and to the two- <br />story Hotel units on the east. <br />iThe <br />intense development of the site is relieved by <br />this change in <br />massing and <br />building scale throughout the site. Staggering <br />the three-story <br />Bank/Office <br />Building from the two-story Office Building opens <br />up the corner <br />of the site <br />providing views of the entire development. While <br />refinement to the buildings <br />and site layout may be made during the course of the <br />development, <br />the goal of <br />the master plan is to make efficient use of the <br />available land <br />and create a <br />development that has a unified appearance. <br />BUILDING AND PARKING SETBACKS <br />1 The proposed location of the building and parking areas throughout the develop- <br />ment meet or exceed the minimum requirements established for building and park- <br />ing setbacks under the proposed zoning. The following table illustrates the <br />required setbacks. <br />Building <br />' Front Yard/Street Right -of -Way 30 ft. <br />Lot Line 10 ft. <br />Parking <br />Front Yard/Street Right -of -Way 15 ft. <br />Lot Line 5 ft. <br />TRAFFIC/PARKING <br />Access to the development is off of the Snelling Avenue Frontage Road along the <br />northeast side of the site. There are four (4) proposed entrances leading to <br />the interior streets which circulate throughout the site. Interior streets <br />will have a minimum width of 24' and provide two-way circulation. The Bank/ <br />Uffice Building will have a drive -up facility on the south side. This location <br />keeps car stacking out of the main circulation route. <br />1 <br />
