The concept <br />access points and soften the <br />landscape plan proposes a variety of plant <br />materials including over -story <br />shrub massings. The intent of <br />trees, ornamental trees, evergreen trees and <br />the <br />level of quality and types of plant <br />concept landscape plan is to indicate a <br />materials only and not to provide <br />fic planting plan. <br />a speci- <br />GRADING, DRAINAGE AND UTILITIES <br />The site will be served by storm sewer, water and sanitary sewer improvements <br />connecting to existing city utilities and designed to conform to city engineer- <br />ing standards. <br />The site drainage design, subject to City and Watershed District approval, will <br />limit runoff from the site to previously approved amounts. Ponding require- <br />ments south of the frontage road will be increased from 0.25 acre-feet to 0.51 <br />acre-feet. An interior storm sewer system, designed for a 5-year frequency <br />storm, will convey runoff from approximately 6.5 acres to a relocated, con- <br />trolled outlet pond. <br />A 1U-inch D.I.P. watermain, looped from the existing 16-inch pike along <br />Snelling Avenue to the Snelling Avenue Frontage Road and County Road C, will <br />provide water to individual parcels. Hydrants will be placed appropriately <br />within the property with maximum hydrant spacing 300 feet. Sanitary sewer will <br />be extended into the site from the existing 6-inch pipe near the north end of <br />the parcel. <br />1 <br />1 <br />
