PLANNING REPORT <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />PLANNING CONSIDERATIONS: <br />• <br />1 April 1987 <br />1733 <br />Super America <br />Northeasterly Corner of <br />County Road B and Lexington <br />Avenue (see sketch) <br />Amendment to Comprehensive <br />Plan, Rezoning from R-1 to <br />R-2, Special Use Permit for <br />Expansion of Service Station <br />1. You will recall that prior to the redevelopment of the site as a Super <br />America convenience store and service station, the property and the <br />existing building were occupied by Knowlins' Super Market. Many years <br />ago, Knowlins' also purchased the landlocked piece of property shown on <br />the attached copy of the section map as a .25 acre parcel being 99.99 <br />feet in width (east -west) and 107 feet in depth (north -south). Though <br />owned by Knowlins' and sold to Super America along with the rL of <br />the property, the land has always been zoned R-1. Thus, no Bu. iness <br />Use of the property is allowed. <br />2. At <br />the time the Super <br />America people proposed to <br />redevelop the <br />site <br />for <br />a service station, we suggested that they might <br />consider purchasing <br />the <br />house in front of <br />this landlocked parcel since this appeared to <br />be <br />the <br />only reasonable way in which this landlocked <br />parcel could <br />be <br />utilized. They elected, <br />however, to simply leave the <br />parcel unused <br />for <br />the <br />time being. <br />3. The City approved the redevelopment of a major portion of the site and <br />issued a Special Use Permit to that affect. The station has been very <br />successful and is experiencing a lack of adequate parking at peak times. <br />Therefore, they propose at this time to expand the parking capability by <br />purchasing the house to the east and applying for development approval. <br />Approval requirements include an amendment to the Comprehensive Land <br />Use Plan to extend the Business Use portion 100 feet to the east, <br />rezone the land from R-?. to B-2, and issue a new Special Use Permit <br />to accommodate the expanded parking accessory to the existing <br />structure. <br />4. Attached is a brief statement from a representative of the applicant <br />indicating this intent. The staff has inet with representatives of the <br />applicant on several occasions at which time a possible addition to the <br />building was being considered. The ultimate application, however, <br />proposes only the expansion of parking as indicated on the copy of the <br />site plan submitted and attached. One of the good things about the <br />
