No. 84-01-0031-01 <br />TRAFFIC GENERATED <br />Attached is a traffic study for the subject site as prepared by Strgar-Roscoe, <br />Inc., consulting engineers. <br />GRADING, DRAINAGE AND UTILITIES <br />Attached are drawings indicating the grading concept proposed. The western <br />portion of the site has been designed such that the parking area will be below <br />Fairview Avenue and the soil from that area will be used for fill in the <br />northeast corner of the site to reduce the amount required to be brought in <br />from other sources. Drainage will occur entirely on site and be connected to <br />new storm sewer lines that will drain to the detention pond area at the <br />northeast corner of the site. An attempt has been made to minimize the slopes <br />6n the site so that the parking area will be manageable during adverse <br />conditions. Any area adjacent to the site disturbed by construction shall be <br />restored as required. Erosion control shall be provided as mandated by the <br />Rice Creek Watershed District. Submittal for approval to Rice Creek Watershed <br />District is pending. <br />LANDSCAPING: <br />The intent of the landscaping design is to provide for a variety of <br />landscaping treatments and plant materials. This concept, we feel, will <br />enhance the visual appearance of the development and accommodate the concerns <br />of the adjacent residents to the north. A major landscaping treatment occurs <br />along the north property line and has been reviewed with the adjacent property <br />owners, they have voiced their approval of the scheme and are pleased with <br />the design. <br />SIGNAGE: <br />This submittal includes five (5) drawings that describe signage criteria. <br />All signage will be developed within the framework of the City of Roseville <br />standards and ordinances. In general, signage will include: <br />1. Free-standing project identification signs located at the main <br />entrances on Fairview Avenue and County Road B2, noted as pylon <br />sign in the signage criteria. <br />2. Identification signs for each retail tenant on the face of the <br />building along the parapet wall above the enclosed mall roof. <br />
