No. 84-01-0031-01 <br />of the site is suitable for building development, there is a questionable area <br />in the northeast corner, however. Site access will occur along Fairview <br />Avenue at 3 locations and on County Road B2 at one location near the east <br />property line. The proposed building development consists of approximately <br />190,940 square feet of gross area in the major retail center building. The <br />building will have multiple levels as indicated earlier and at the northeast <br />corner there will be a two-story structure. The upper or main level of the <br />building will consist of approximately 134,000 square feet of GLA. The lower <br />level will consist of approximately 36,350 square feet of GLA. There will <br />also be approximately 9,400 square feet of building located on a development <br />parcel along County Road B2 on the south side of the property. <br />SETBACKS <br />Building and parking setbacks for this development will require some <br />variances. The attached explanation indicates where those variances occur and <br />the extent of the request. We have been working closely with Roseville <br />Planning Staff and have been assured that the variances requested will be <br />looked upon favorably. <br />BUILDING TYPE <br />This submittal defines the building design, construction and materials for the <br />proposed center. The building on the development parcel has not been <br />included. The proposed building will consist of a stepping structure as <br />designated previously. The building materials will include pre -colored <br />architectural concrete block, fixed glass storefront, prefinished metal roof <br />panels and fascia, stucco at entrance pavid ons and parapet walls and metal <br />and glass overhead doors finished to match the prefinished metal of the <br />building. The mechanical systems for the building will be roof -top units with <br />appropriate screening as approved by the City of Roseville. All trash <br />dumpsters will be located adjacent to and along side the north building wall <br />and will be screened appropriately. <br />PARKING <br />The parking requirements for the site are outlined on Sheet Al of the <br />submittal. Parking requirements are based upon a combination of Roseville <br />ordinances and industry standards as defined by the Urban Land Institute. <br />These calculation formulas have been reviewed by the City Planning Consultant <br />and staff and have been deemed acceptable for use on this project. We have <br />utilized 22% compact spaces to achieve the parking requirement. <br />
