To this point, we have refined our cost estimates for <br />categorizing the development costs relative to the site work. The elements <br />of the site work have been categorized as (1) Preparation of the Site; and <br />(2) Improvements. <br />Preparation of the Site <br />1. Removal of Existing Houses and Other Structures <br />Due to the existing single family use of the property, it will be necessary <br />to demolish or remove all buildings, garages, foundations, driveways, <br />sidewalks, retaining walls, tennis court, patios, sheds, fences, land- <br />scaping, etc. <br />Eighteen (18) of the existing twenty five (25) single family lots on <br />this site have existing structures on them. We have contacted several <br />demolition contractors and have been told that demolition of houses and <br />foundations will cost approximately $5,000 per structure or a total of <br />$90,000. In addition, we estimate that the removal of the remaining <br />structures and improvements on the lots present due to the existing <br />single family use, will be approximately $20,000. With a typical <br />commercial site, such structures, etc., would not be present to the <br />extent as theL- are on this site. <br />2. Also present on this site, due to the single family use, there is <br />approximately 2,000 linear feet each of sanitary sewer and watermain, <br />approximately 600 linear feet of storm sewer, and approximately 1,800 <br />linear feet each of gas pipeline, telephone cable and electric cable. <br />
