• <br />PLANNING REPORT <br />6 March 1985 <br />DATE: <br />CASE NUMBER: 1575-85 <br />APPLICANT: Tanurb Developments, Inc. <br />Northeasterly of Fairview Avenue and <br />LOCATION: County Road B-2 <br />ACTION REQUESTED: Approval of Preliminary Plat <br />PLANNING CONSIDERATIONS: <br />1. Following approval of Tanurb's shopping center development proposal by the <br />Planning Commission and Council, the applicants are now following through <br />with an application for approval of the Preliminary Plat for the property <br />to be occupied by the center. The plat will consist of a single lot (Lot <br />1, Block 1) which will replace the previously platted single family lots, <br />access streets, and the meets and bounds description for the northerly <br />approximately 5.0 acres. <br />2. The principal feature of the plat will be the dedication of easements for <br />purposes. Following are comments from the <br />utility and road access <br />engineering staff related to the proposed plat: <br />1. The proposed utility easement shown is not detailed enwith details <br />ough to show <br />alignment. Thus, we consider them aia�onc ptual only, <br />S ecifically, we suggest <br />to be worked out prior to final p P <br />two changes: <br />a. Easements contain several "knobs" to allow placement of <br />hydrants within a public easement. Hydrants for this <br />development are to all be private hydrants, and the "knobs" <br />should be eliminated. <br />b. The proposed sanitary sewer should be constructed at a <br />different location. As proposed, as great deal of congestion <br />of utility lines along the east property line would be <br />encountered. This is not desirable construction practice. <br />Instead, we suggest that a new sewer line be Bruce/ructed <br />Beacon <br />starting at the inplace manhole at the <br />intersection. Lines should run southerly to the south <br />property line and thence easterly about 230 feet This wiherreaulte it ill <br />hi <br />join an inplace sanitary sewer facility• hi and eliminate <br />in <br />a project savings of approximately $72 <br />000 utility congestion at the east property line. This plat <br />should be revised to accommodate a utility easement for that <br />facility. <br />2.
