The property in question is an area of land consisting of 6 acres which <br />is a part of the larger parcel to the west owned by the Ettinger <br />Transfer and Storage company. Development approval for the expansion <br />and redevelopment of that parcel was processed by the Planning <br />Commission and Council about two ye::.._ ago. At the time of that <br />approval, the 6 acre piece was left undeveloped. <br />2. You will note from the examination of the attached maps indicating the <br />location of the property, that at one time the parcel in question was <br />occupied by the Magee Leasing Company. There is a 6,000 square foot <br />building on the site not currently in use except for general storage by <br />the Ettinger people. <br />3. The total Ettinger parcel consisting of the original Briggs Transport <br />piece and the Magee Leasing piece is across County Road C from the <br />Williams Brothers Tank Farm. It is also a short distance southwesterly <br />of Roseville Corporate Plaza, Roseville's largest, newest, and perhaps <br />most successful office and hotel complex. We suggest that, in the long <br />run, the redevelopment of the total parcel will occur with reuses of <br />considerably higher value and land use intensity. It is noteworthy that <br />in this respect, the Standard Oil people to the east are also talking <br />with the City regarding the potential reuse of their property. - <br />4. On September 2nd Mr. William Bixby, the Chief Executive Office of the <br />Ettinger company, came to visit with the City staff regarding potential <br />use possibilities for the 6 acre parcel in question. The following is a <br />copy of the memo summarizing the results of that meeting: <br />Bill Bixby, CEO of the Ettinger Transfer Company, was in to <br />discuss the possible use of their excess land on the east side <br />contiguous to the tracks on the land south of County Road C. <br />He noted also that the Ettinger people are possibly interested in <br />selling the entire site to an investor and leasing portions of the <br />property back for their purposes. <br />Mr. Bixby said that the budget Rent -a -Truck people are interested <br />in the land, although they could not afford to put in the proper <br />asphalt and curb as required by City ordinance.
